The way you select and work with an agent will put you in control-rather than doom you to be a slave to the process.

-This is a letter about making MONEY… About making it differently. Quicker, easier and with a lot less hassle than you're used to. About attracting buyers rather than pursuing them. About creating demand around your home more certainly, faster, to achieve a timely and money-making sale. I will start by telling you of the origins of the core ideas behind my "Guaranteed Home Sale System"

We begin…

On a dark and stormy night in 1997, a worn-out, tired realtor (me) was sitting alone, the last person hanging around that fateful evening in the dimly lit RE/MAX office. Slumped over a beat up keyboard, I sat in a half-conscious state, too tired to drag myself down to my car and drive home after working another 80+ hour work week. Although at the time I was one of the top selling agents in my marketplace and I was making great money-I just couldn't keep up this pace any more. "This was no definition of success", I thought. I was flat dead on my feet and literally killing myself to make a living and give good service to my clients….

I was on a downhill slide and falling fast…Everyday I'd rise early and start doing it, doing it, doing it and doing it again until the end of the day left me completely exhausted. I just couldn't take it anymore. NOTHING was worth this!....This image of me running around like the proverbial "chicken with it's head cut off" may sound crazy, but this is how MOST real estate agents still operate today. They run a one man or one woman show, try to be all things to everybody and ultimately wind up being not very good at ANY thing. As much as I hate to admit it-much like I WAS. Now keep in mind-I was considered one of the top realtors in the market place at that time. I really did do a much better job for my clients than most agents, but how comfortable would you feel with an agent who's operating in such a manner, the typical one-man juggling act, handling the sale of your home? Would you trust this agent with your money? What happens when the balls start dropping….as they ALWAYS do?

My life changed that dreary night…

While fighting to keep my eyes open, I logged on to the RE/MAX website and stumbled across a feature story about a real estate agent from Canada named Craig Proctor-I could not believe what I was reading. Here this guy was in a town of 50,000 people, and he was selling 350 homes year, while working a manageable 40 hours a week, while his team and system automatically outproduced the sales efforts of some entire companies, and delivered outstanding service to his clients, 98% of whom when surveyed pledged to do business with him again.. And here I was, in a town of over 4 million and driving myself INSANE to sell just 30 or so homes a year. Craig was making agents in Colorado, myself included, look like fools. I picked up the phone, called Craig and the rest is history. Today my "mirrored" version of Craig's business that includes a team of 20 specialists, helps me to outsell the average agent in Colorado by more than 30 to 1, while selling these homes for more than 2.4% MORE MONEY than "average" realtors AND 98.4% of my clients saying they would enthusiastically do business with me again. Now ask yourself, who would you rather have handling the sale of your home-the "old" juggling act me or some typical realtor operating in a similar fashion OR my proven new system that sells homes faster and for more money? Hey, I'm not suggesting that I'm smarter tan other realtors and I'm not trying to convince you that selling real estate is brain surgery either. In fact, my system may not be right for you-I just don't know. But what I am pointing out is that my system most definitely does have a solid track-record of consistently getting homes sold faster and putting more money into my clients' pockets. Frankly, I'll never understand why most realtors just don't "get it" and never will.
